One of the team will visit the property to carry out a market appraisal. A discussion with then be pursed on the best course of action for Marketing and exposure. The client will then be advised on the market figure that can be achieved through the rental.
Once you have decided to hire Homes R Us; we will then go through the terms and conditions of the service, management agreement will then be completed then fees will become due. Once admin/set up agreement is signed by both parties, fees then become payable following your bespoke service will commence.
An agent will then visit the property and take professional floor plan photos, measurements and write a description for marketing purposes.
We will market your property on all major property portals including zoopla, right move, prime location, gumtree and on the brands personal website. We are confident that this action will produce traffic and exposure to finding the right tenant.
The agents will now carry out viewings on the property. The landlord will then be contacted by phone or email to discuss the viewings that has taken place and provide feedback on property performance and any interested candidates.
The team will be in contact to advise you of any applications made for the property, providing detailed information about the applicant to ensure you have the most accurate information to make an informed decision about who will be best matched for the property.
Once you have selected suitable applicants; we will then commence screening the clients and gathering important information such as, proof of employment, proof of income, identification, references and credit check will be taken. When it’s all good to go you will be updated. Should the client require a guarantor we will also conduct a credit check on them.
Fees due (let and management fee) to us will now become payable and will be taken from the tenants first month’s rent. Remaining rental funds will be transferred the landlords preferred account. All deposits will be secured with the deposit protection service. Following completion of payment; we will arrange for landlord and tenant to both sign tenancy agreement through abode e-sign which makes the process easy.
An agent will attend the property prior to the tenancy commencing, they will complete a thorough check of all fittings/ fixtures and meter readings. A video will be taken of the property along with comments and details of property condition. This can be uploaded online in the company database and can be accessed throughout the tenancy at any time. Tenants will also be required to sign a disclaimer on the video and comments. Once all documentation is signed and approved the tenants can arrange key collection.
